GAIA has come a long way from being one of Dubai’s most in-demand restaurants. With successful openings in London, Monaco and soon, Miami — and beach club concepts — it’s no surprise that the next question is if a GAIA hotel is coming next?
FACT had earlier confirmed that Fundamental Hospitality is partnering with Palm Hills on exciting new concepts. It was announced that in 2027, the Dubai-born, FACT award-winning restaurant Sirene by GAIA will open in Hacienda Heneish, Egypt. In addition, a luxury hotel and residences are currently under development in the area. It was shared that the hotel in Hacienda Heneish will blend Mediterranean charm with Palm Hills’ signature architectural elegance. The concept will offer community living, world-class hospitality, and a contemporary take on coastal luxury. Now, whether this new hotel will be GAIA-branded is yet to be confirmed.

Speaking to Arabian Business, Fundamental Hospitality founder Evgeny Kuzin reiterated plans to enter the hotel sector. “We are planning large-scale projects,” he said. “This includes a Gaia hotel, other lifestyle hotel concepts, and luxury real estate development.” It will adopt the same ethos that other GAIA outposts follow.
Beyond hotels and new restaurant openings in the US, the wider Middle East remains a key focus, with Saudi Arabia firmly on the expansion roadmap. Evgeny Kuzin confirmed that the Kingdom is very much on the agenda. “The goal is to become the largest luxury hospitality group in the world,” he told Arabian Business.

For now, what’s clear is that Fundamental Hospitality’s move into hotels is no longer a question of if, but when. With confirmed developments underway, the group is entering a new phase.
